Looks like a regular balcony deck. But is the waterproof membrane leaking????
This just looks like a dirt stain to everyone else, But to Lugar Inspection this looks like the balcony deck is leaking above. So we water tested and now you can see the results.
Note: The Seller generally never knows that this is leaking. It generally leaks when it is raining. Who looks outside and up when it is raining???

Why are these stains here?
When we see something like these, it makes us continue to find what is making this leak.
We found that this nice stone stairway built in 2008 was already leaking into the stairway structure.
Here is a typical sub-standard re-roofing with improper flashings, which have been leaking.
This skylight was not secured/fastened.
Uncle buck was here. He told his family that he knew all about electrical. This was hidden behind the electrical panel.
If the strucural girder is in the way, this unlicensed worker just cut it out so he could get his plumbing in.

When the Seller has stored items in the garage, we pay attention to everything. Like these stains on a box. Are these from this location or moved from another location and the leak happened somewhere else?
Ah ha. Move the box and find efflorescnece on the garage floor and stains coming from wall.

This Condo building was finished in 2008, and this 10′ wide beautiful sliding glass door was leaking from the deck/threshold area. Nobody knew this was leaking. It did not swell the wood flooring “yet”.
