Inspection Rates & Pricing

Your home inspection will take time, 1 1/2 – 5 1/2 hours based on the square footage and property complexity. You can find some inspectors that might be quicker but this is YOUR home and we will take whatever time is necessary to do a thorough job and explain what we have found at the end of the inspection.

The reasonable fees we charge are based on square footage. Home inspections aren’t cheap! Yes, you can find someone for less money but a home is one of the largest purchases you’ll ever make. A quality home inspection by Lugar Inspection Services will save you money to be able to negotiate the issues noted prior to removing contingencies. Lugar Inspection Services considers it a privilege to be a part of your home buying experience. Our desire is “Helping You Know Your Home!”

If a “cheaper” inspection is attractive to you, think about this. If you are saving $65 – $150 upfront with the inspection fee and that “cheaper” inspection misses just one thing that we catch, then is the perceived value of their inspection fee misinformed? What if the “cheaper” inspection misses many items or something big? Many things in a property cost $100’s – $1000’s to repair.

There are a number of factors that vary widely from one to another such as:
  • Training
  • Experience
  • Continuing Education
  • Level of Service
  • Quality & Time of Inspection, Reporting and Client Interaction
Lugar Inspection Services is above the rest in all these areas. We know we are not the least expensive home inspection company and are not the most expensive, but we are confident that our service should be priced somewhere near the top.
Accordingly, we present our current starting fees:
  • Single Family Residence (including primary garage) start at $525
  • Townhomes* start at $420
  • Condominiums** start at $420
*Conventional Multi-unit – Active HOA. Two-on-a-lot and 3 or more townhouses and units should be inspected as SFR
