Home Inspection Rates & Pricing
Your home inspection will take time, 1 1/2 – 5 1/2 hours based on the square footage and property complexity. We will take the time necessary to do a thorough job and explain what we have found at the end of the inspection.
The fees we charge are based on square footage. Home inspections aren’t cheap! Yes, you can find someone for less money, but a home is one of the largest purchases you’ll ever make. A quality home inspection by Lugar Inspection Services will save you money to be able to negotiate the issues noted prior to removing contingencies. We are priced higher than most of the average inspection companies. We are superior in our attention to detail. Pretty much everything cost a minimum of $200 these days. When the other inspection company misses items and each cost $200+, you can see that the perceived savings on the inspection fee doesn’t truly equate to saving. What if they miss 3, 4, 5-8 items?

Single Family Residence (including primary garage) start at $740
Townhomes* start at $660
Condominiums** start at $660
*Conventional Multi-unit – Active HOA. Two-on-a-lot and 3 or more townhouses and units should be inspected as SFR
